Market Analysis vs. Getting your home’s value from a website

What's my home worth? Determining what your home is worth is one of the most important parts of the listing process.  If your home is priced too low then you could leave profit on the table.  If you price your home too high then it could sit on the market and become one of those listings that people become leery of how long it’s been available.  The question, "What's my home worth?",  is one of the most important questions a homeowner can ask.


There are some very popular websites that will give you a value when you type in your address.  These websites use an Automated Valuation Model (AVM) to provide quick results and issue an estimated value.  Often these values can be accurate but in some cases they aren’t.  This can go in both directions.  Either too high or too low.


These AVM based websites also don’t take into account the condition of your home.  Again, that could go in either direction.  You may have the nicest house on the block that will sell for the highest value possible.  Or you may have a home that needs some repairs and should be priced accordingly in order to sell.


The best approach to take when determining your home's market value is to have a licensed real estate agent prepare a Comparative Market Analysis (CMA).  A CMA will take into account homes that have sold within a one mile radius within the last 6-12 months.  There are instances that these parameters are stretched based on the availability of data.  This detailed report will clearly show you what other homes have sold that are similar to yours.
